The number of short term rental beds in Greece has exceeded one million as of April 2025—marking an all-time record for short-term rental supply in the country, according to data published by INSETE, the Institute of the Greek Tourism Confederation.
Greece crossed the million-bed threshold in April, a milestone typically reached later in July, the peak of summer. The April figure represents an 8% increase compared to the same month in 2024, when 935,155 available beds were recorded. The growth trend has been consistent throughout 2025, with January starting at 947,056 beds and reaching 1,007,718 by April.

Similarly, the number of properties listed on short-term rental platforms climbed to 228,326 in April of 2025—up from 211,792 the previous year.

The growing dominance of short term rentals has been repeatedly blamed for rising rents and housing scarcity, particularly in urban centers, as well as in tourist hotspots that leave students and seasonal workers struggling to find accommodation.
So while Greece’s tourism sector celebrates record growth, there is an ever increasing need to strike a new balance between the economic gains of short-term rentals, and the need for viable residential housing in the country.
